Zuari Rain Forest, a residential township located in Sancoale, South Goa, is one of its kind where promise equates to delivery. Having bought a property in the township, one of my concerns, like others, was whether what had been promised would be delivered. My first-hand experience with this project is a testimony to the fact that what was promised has been delivered.

The project, as stated in the initial plan and agreement to sell, indicates lush green themed gardens all around, sporting areas for children, including basketball and beach volleyball grounds, a clubhouse with all amenities, a swimming pool, a pantry area, an outdoor barbeque area, etc. I witnessed exactly what was indicated in the initial plan and agreement to sell.

Dealing with the staff on the project was an awesome experience. They were always cordial and receptive. One of my concerns was whether I would be able to track the progress of construction. This was possible due to the support staff on the project who used to send us periodically, detailed photos of every area of the property. When requested for additional pictures, the staff was not hesitant at all to send these pictures. I had dealt with Anil, Prakash and Damodhar, although my first point of contact was Anil who was extremely cordial. I truly commend the staff for their cooperation during the entire process. Very beautiful and serene location, created by the Zuari Group. The work is still in progress, but with the construction already in place, the area is very nicely done. It is about 73 73-acre plot just opposite the closed-down Mandya National Paper Mills, on KRS Road. The quarters of the erstwhile paper mill employees are in the middle of the overall plot, it appears to have proven to be difficult to relocate them. But the overall design and plan are excellent. In another 5 to 10 years, this will be the most sought-after place.

Purchasing a home is an important milestone in a family’s life. In a business environment of the present times, it is also a significant decision point. The buying decision happens to be a complex process, as there are numerous projects available in hundreds of fast-developing Indian cities. The royal city of Mysore is bustling and fast emerging as a knowledge hub along with its existing cultural richness. It was an easy thing to zero down to the Zuari Garden City project as it’s a unique integrated residential township in Mysore.

An exceptional location and meticulous landscape design are outstanding. Other luxury premium projects that I considered for comparisons were either too expensive or lacked the ability and vision to integrate with the existing natural surroundings. Large parks, a lake, sports and recreational facilities, a temple on a hillock, a contemporary shopping mall, food courts, multiplex… the project looked very complete to me.

Very few companies, especially the real estate ones, have a realization of responsibility. They fail to understand that it is a relationship business. Zuari Group is a respected corporate house founded by Dr. K K Birla and has built its reputation brick by brick over the decades. Most importantly, the employees at their Mysore and Bangalore offices, with whom I communicated, took pride in professionally executing their respective responsibilities. Satisfied customers can only be created through clear comments and prompt communication laced with honesty, integrity and general care. It would be wrong if I didn’t mention their names: Anil, Srikanth, Agnes and Santhosh. They were so approachable and polite that my long list of queries about the site, approvals, and transactions actually looked small.

I had initially booked a townhouse as per recommendations from my very good friend in Mysore who also booked the adjacent townhouse for himself. During my March visit to Mysore, I was for the first time able to visit the location and appreciate the development that was taking place in Hulikere (Tiger Tank) en route to KRS Brindavan Gardens. I did attend one of the years of my primary school in KRS while we lived in Belagola, and I am familiar with the dry lands there at that time.
